So often we get enquiries from clients not knowing what type of service they want, or more pertinently the level they need.
To be clear, yes, a mortgage valuation could highlight serious problems. But, it will not give you any advice and may even have been a drive by or a desktop investigation. A mortgage valuation is to protect the lender, not you.
Then we have the thorny issue of the Level 2 or Homebuyer as it sometimes called. This level of survey gives you limited information, hints at problems that may or may not exist. It is only suitable for newer properties. Often disreputable firms offer this level to inappropriate properties because the client thinks they are saving money. That is a false premise.
Here at Gardner Surveyors we only offer full Building Surveys, one standard. We offer only the most thorough investigation without being invasive. What about cost? Well the good news is that for flats, new properties, certain bungalows, we offer discounted rates to match the property. You, the client, get a deeper investigation and advice for the same money as you would be charged elsewhere for lesser services.
